Prince William County ZIP Code Coverage
The county’s February 2020 ZIP table separates areas entirely within Prince William County from ZIPs that include only listed county streets or ranges. The table is the starting reference for the ZIP code directory. It is dated, so use the county GIS map and the postal lookup for a current address check. The entries below reproduce the county table’s place labels rather than treating them as legal city limits or evidence about who receives mail there.
| ZIP | Areas covered in county table | Postal label | County-table note |
|---|---|---|---|
| 20109 | Entirely within Prince William County | Manassas/Sudley | County table label |

The ZIP code directory does not treat this list as an occupant directory. It defines postal areas first, then points a researcher to the county address and parcel tools for a specific property.
Prince William County ZIP Code Places
The February 16, 2024 county GIS ZIP Code Map shows a broader postal picture than the 2020 county table. It labels 20109, 20110, 20111, 20112, 20119, 20136, 20137, 20143, 20155, 20169, 20181, 20187, 22025, 22026, 22125, 22134, 22172, 22191, 22192, and 22193, plus neighboring ZIP areas. Labels such as 20119 Catlett, 20137 Broad Run, and 20187 Warrenton show why a map label is not the same thing as a ZIP entirely within the county.
Post-office labels on the map include Manassas, Manassas Park, Bristow, Broad Run, Catlett, Catharpin, Gainesville, Haymarket, Nokesville, Warrenton, Dumfries/Montclair, Dumfries/Southbridge, Occoquan, Quantico, Triangle, Woodbridge, Lake Ridge, and Dale City. Those names describe delivery geography. A city-labeled address can still require a separate municipal assessment, zoning, archive, or court inquiry even where the Circuit Clerk’s land-record service covers Prince William County and the independent cities of Manassas and Manassas Park.
Prince William County Partial ZIP Codes
Two ZIPs need special care in a Prince William County ZIP code directory. The county table marks 20110 and 20111 as partial PWC ZIPs. It does not say that every address with either ZIP is in the county. For 20110, the listed county streets include Bertalice Court, Carolina Drive, Fiore Court, Freedom Center Boulevard, George Mason Circle, Godwin Drive #9220, Innovation Drive, specified Liberia Avenue numbers, Pennsylvania Avenue, Residency Road ranges, and University Boulevard.
For 20111, the county table limits the county coverage to portions of Centreville Road numbered #7200–8393 and #8590–8605, plus Shoppers Square numbered #8260–8283. Keep those street and range limits with the ZIP result. They are more precise than a general statement that the ZIP belongs to Prince William County. A parcel, mailing address, precinct, and post-office label can each point to a different administrative system.
Note: A complete street address is required before a partial ZIP can be used as a county research filter.
Finding Prince William County Residents by ZIP
ZIP geography can narrow a records question, but it does not produce a public list of everyone who lives in a postal area. County Mapper did not show a ZIP-wide search control in the inspected view. The assessment portal has Address Search, while its full live field labels were not exposed. For an individual property, start with an address and work toward the ZIP, GPIN, parcel, and custodian rather than assuming a ZIP filter will return a complete group of residents.
- Check whether the ZIP is entirely or partially within the county by using the county ZIP table and 2024 GIS map.
- Enter the complete address in County Mapper to normalize the situs and capture the GPIN or parcel result.
- Use the official USPS tool to cross-check the delivery ZIP after the county address is normalized.
- Open Real Estate Assessments for the parcel’s tax role, mailing/situs split, transfer history, and other parcel fields.
- For voter context, use the individual citizen portal or an authorized state list route, not a ZIP-wide claim about voters.
Once a ZIP search has narrowed to a named street, the address-led Prince William County street directory workflow is the better route for parcel and deed research.
Prince William County ZIP Search Fields
The USPS ZIP Lookup accepts a corporate or residential street address, city, state, and address type. It is a delivery cross-check, not proof of county jurisdiction or the actual location of a business. County Mapper accepts an address, GPIN, intersection, coordinates, or a layer query, but no ZIP-wide field was visible during the research inspection. That distinction avoids promising a portal feature the county page did not show.
| Official tool | Input | Required or available | Use in ZIP research |
|---|---|---|---|
| USPS ZIP Lookup | Street, city, state, address type | Address fields required; corporate or residential | Delivery ZIP cross-check |
| County Mapper | Address, GPIN, intersection, coordinates, layer query | Street name required in address mode; partial name accepted | Normalize a parcel address and locate GPIN |
| Real Estate Assessments | Quick, Address, GPIN/Account, or Sales Search | Address field details were not exposed in the public shell | Check parcel and assessment information |
| Virginia voter services | Individual portal or list-request form | Portal fields were dynamic; list products have eligibility rules | Individual status or authorized record route |
Use the County Mapper result date and GPIN with the ZIP cross-check. Assessment and GIS values can update at different times after a recorded plat or GPIN change.
Prince William County ZIP Geography
Prince William County has seven magisterial districts: Brentsville, Coles, Potomac, Gainesville, Neabsco, Occoquan, and Woodbridge. Those districts can be useful for elections, planning, associations, and County Mapper work. They are not ZIP codes, neighborhood names, or parcel boundaries. A ZIP page becomes more accurate when postal ZIP, community name, legal locality, precinct, district, parcel GPIN, and record custodian are kept in separate fields.
This geography matters from Quantico and Triangle through Dumfries, Woodbridge, Lake Ridge, Dale City, Manassas, Gainesville, Haymarket, Nokesville, Catharpin, and Broad Run. Some names are towns, cities, communities, or postal designations rather than one legal boundary. The county has incorporated-city overlaps as well as suburban and rural areas, so a post-office label alone cannot select the right office.
Geography check. Match the ZIP to the full address, then match the address to the GPIN and the office that holds the record.
Prince William County ZIP Code Boundaries
ZIP boundaries and city or county boundaries answer different questions. A ZIP is used for postal delivery. A county parcel boundary, recorded plat, assessment account, or court jurisdiction has a separate custodian and legal purpose. The county’s own sources distinguish entirely-within and partial ZIPs, while the broader map adds surrounding labels. Use the Clerk’s recorded instrument or plat for a legal conveyance question, not a map label or ZIP.
- ZIP versus ZIP+4
- A five-digit ZIP identifies a delivery area; ZIP+4 adds a more specific delivery segment.
- PO-box ZIP
- A ZIP assigned for post-office boxes. It does not identify the physical location of a parcel.
- Unique ZIP
- A ZIP assigned to a single organization or delivery arrangement. No county-specific unique ZIP was verified in the research.
- Carrier route
- A postal delivery grouping. It is not a substitute for a parcel, legal description, or county boundary.
Note: Do not use a postal label to replace the address and legal-locality fields in a county record request.
Prince William County ZIP Address Checks
Prince William’s GPIN is a hyphenated parcel identifier in the form xxxx-xx-xxxx and is based on the parcel centroid. It is not a lot or block number, subdivision name, or historical-parent marker. The street address is a delivery or situs key. The mailing address belongs to an owner or tax account. The legal description belongs to the recorded instrument. Save all of those values rather than treating the ZIP as a substitute for them.
The county GIS addressing function assigns and maintains official street addresses, suites, apartments, and buildings, with exceptions or limited information for Manassas Park, Manassas, and several towns. Since September 2, 2025, new structures and exterior changes may use the Address Validation app and uploaded plan geometry. A late GIS address can reflect an address or plan update, not a new resident. No verified countywide renamed-street crosswalk or ZIP-split date was located.
Prince William County ZIP Code Limits
An older 2008 county satisfaction survey grouped portions of 22193 into a 22192 survey region. That was a reporting geography, not evidence that USPS changed the ZIP. Keep survey region, ZIP, precinct, district, and county service area separate. Similarly, the ZIP list is dated February 2020 and the GIS map February 2024. Neither should be presented as a guarantee against later postal changes.
The ZIP code directory is most useful as a location check before a records search. It cannot prove that an owner occupies a parcel, that a person currently receives mail at an address, or that a delivery label fixes a county boundary. For a record that does not appear online, use the appropriate custodian: Tax Administration or GIS for a parcel, the Circuit Clerk for a deed or plat, the Office of Elections for voting records, or the postal service for delivery information.
